Yes, i understand the difficulties of rsync'ing the raw database files.
I need to proceed with DB replication procedure for database tables and
data synchronizing.
Is anyone come across replication middleware available for Mysql and
Postgresql ?

Won't this lock entire tables every n seconds? If the OP wants
immediate replication this 'n' will be very small.
And rsync'ing raw database files is never a good idea.
