Subject: River Oaks Month to Month Pricing
Isaac, it was a pleasure speaking with you today! As promised, I wanted to
drop a quick email explaining the cost variances on a 12 month contract versus
month to month services so you can take it to the board for discussion and
approval.
When a 12 month contract is signed, we amortize the entire cost of the contract
over 12 months so the client has equal payments throughout the year. However,
on our end, the amount of revenue we recognize varies monthly based on the
amount of labor necessary, equipment costs, fuel costs, ect…between the growing
season and the off season. Obviously our costs are higher during the growing
season but drop in the off season, so over the course of the 12 months it all
equals out.
Since we’re going month to month, there’s no guarantee we’ll be able to even
out our costs between now and the off season, therefore we will need to adjust
our monthly pricing as we enter the summer. Based on how we recognize our
revenue, the month to month price will need to increase to $3600/mo.
We enjoy doing business with the River Oaks community, and hope to continue to
do so once all bids are received and reviewed, so hopefully this is a very
short lived price increase. If you continue to do business with us, we will
honor the price of $36k for 12 months from the time we initiate the new
contract on Brightview paper, and will build in an automatic 3% price increase
each year after, as long we agree to a minimum 3 year contract.
We will continue to service the property on a normal schedule while we await
final approval.
